OBLIGATIONS OF A TENANT Rules and Regulations |. - “When a tenant rents a piece of property, he accepts it in its present condition ‘and {s expected to take care of, maintain it hineelf, fs ordinary wear and tear excepted, the same as if he were the - owner thereof. | Te, ¥ 1. The unit most be maintained i in accordance with the standards set forth by the. manager and the apartment is subject to regular inspection. 2. The owner or his agent is not t responsible for fire, theft, damage o or loss. to personal _ [ property and effects, etc., in the rental 1 unit, laundry, storage lockers, parking areas, swimming poo! or any other portion of the building and surrounding grounds. ~"3. No loud talking or unnecessary noise is permitted at any time in the apartment, halls, entry or areas immediately surrounding the building. No piano, radio, T.V., phonograph, hi-fi, musical instrument, etc. is to be played or operated at any time unless the volume is reduced so that it will not disturb the adjoining tenants and others in the building. Your attention is called to the fact that noise on an accentuated basis can be extremely annoying to your neighbors and especially to those who are required to retire early. If each tenant will use consideration at all times, the problem of noise can be eliminated. . : _ 4. Instruction books for the garbage disposal, range, oven, refrigerator, washer, dryer, fur- nace, hot water heater and dishwasher are located in the apartment, or are available at the mana- ger’s apartment. Tenants must not throw anything, or shake dust mops, out of the window, nor drape or = hang clothes on balconies or lanais. 6. All garbage must be dry wrapped before being placed in the garbage receptacle. 7. No signs or placards may be posted in or about the apartment house. ~~ &. Water may not be left running in the kitchen, bathroom or elsewhere. Report any plumbing defects to the manager immediately. Tenants agree to pay for damages to or by plumb- ing due to their neglect, 9. Pianos, davenports and al! heavy furniture yust be placed on protective mats OF CUPS BO as not to damage the rug or floor. 10. No nails, screws etc. may be placed in the walls or other interior surfaces of the apart- ~ L ment, nor may the walle or interior surfaces be marked or marred by the tenant.
