Dear Mr. Leanza,
I have been discussing with you a very large ranch in the
western part of the United States that could possibly be
purchased for approximately §110.00 per acre.
Since cur last conversation, I have talked to my associate
Gut west and he feels that the owner, who is & corporation, —
would consider selling the ranch for Tess than $110.00 per
acre for-an immediate all.cash sale. He is of this opinion
because a recent offer was submitted for less, however, the
offer was not all cash and therefore a sale was not consummated.
Mr. Leanza, please let me stress to you again. that this ranch.
is not being offered for sale on the open market; however, Myr. _.

corporation and he feels that a reasonable all cash:.offer, for: -3.
Vess than $110.90: per acre could be acceptable by the Board =
of Directors. Should your client present an offer, it will be -

I will attemot to described the ranch to the best of my knowledge,
but due to it's magnitude, it is impossible to relate each detail.
The Big Boquillas Ranch, known to cattlemen for the past half
century as one of the famous ranches in the west comparabie
to the King ranch of Texas and the Bacas of Arizona, New Mexico
- and Colorado. .
Yhe ranch consists of 491,434 acres of deeded land and 238,040
acres of Arizona state jeased lands. Total acreage is 729,454
or 1139 square miles almost eagual in size to the State of Rhode
Tstand with 1214 square miles. It is located approximately 180
miles north and west of Phoenix, and 65 miles west of Flagstaff,
Arizena. The town of Seligman is within the boundaries of the
ranch. it has approximately 3% miles of frontage on U.S. Highway
65 and the Santa Fe Railroad on the south. It runs north 60
miles ta the south rim of the Grand Canyon which it borders for,
